The Washington foreclosure timeline

Washington runs almost every foreclosure non-judicially: a trustee, not a judge, carries out the sale under RCW 61.24. That makes the sequence fairly predictable — but the dates that matter are the ones on your own notices, not the averages below.

Stage	When	What it means
Missed payments	Day 1+	Your servicer reports the delinquency and late fees begin. Nothing is filed yet, and this is the cheapest point at which to act.
Notice of Default	around 30 days behind	Washington requires the servicer to contact you and, in most owner-occupied cases, to offer a meet-and-confer before going further. A Notice of Default must be issued before any sale can be set.
Notice of Trustee Sale recorded	at least 90 days before the sale	The trustee records the notice with the county auditor, and it is posted and mailed. This document names the exact sale date. It is public and you can read it.
The sale date	commonly around 120 days from the notice of default	The trustee sale is held at the county seat. Up to 11 days beforehand you generally retain the right to reinstate by curing what is owed.
After the sale	20 days	The buyer records the trustee's deed and the former owner is typically given 20 days to vacate before an eviction can proceed.

Where the notice is filed

The Notice of Trustee Sale is recorded with the county auditor where the property sits, and the sale is held at that county's seat. Pick your city for the local detail:
